Holbert Apple Associates provided structural engineering services for this new 10-story cast-in-place concrete structure, located just off the UVA (University of Virginia) campus and near the UVA Hospital and UVA Children’s Hospital. The project includes a partial basement level, situated to reduce the underpinning of the existing foundations at the adjacent property located to the west. Sloped mild-reinforced concrete two-way slabs were designed at the three levels of parking located above the Ground Floor lobby. The typical floors and Main Roof were designed utilizing post-tensioned concrete two-way slabs, with the Main Roof designed to serve a rooftop terrace. Two ”stage-stressed” post-tensioned transfer girders were designed to accommodate meeting room space located on the 4th Floor and the drive aisle clearance requirements at the lower parking levels. Several sloping columns were incorporated throughout the building to meet the architectural program requirements. The lateral system consists of reinforced concrete shear walls at the central elevator shaft and egress stairs, with “coupling beams” designed to accommodate large openings for the elevator. The façade consists of a mixture of storefront glazing and horizontal rain-screen panels. Open rain-screen panels, supported by vertical structural steel members, were incorporated at parking levels.
